My old English forum Raggie friends will indeed know why I'm lighting a candle to Volturnus, the Roman God of Water as we seem yet again to have offended the plumbing pixies.
Not only is Wet-room refit No 3 currently underway but the hot water pipe under the bath upstairs chose to break to add to the chaos. Hubby and I were like the Keystone Cops as we tried to cope with the indoor monsoon landing perilously close to the new grand piano. Hearing loud wails, I ran to find hubby to find him in an outstretched position desperately trying to catch the ceiling as it fell

What a to-do!
So the assessors have visited and seem very fair. They have offered to give us alternative accommodation whilst it is being fixed, but we will not upset the animals and want to stay at home. This may mean us all moving upstairs into the back bedroom
if they find asbestos in the damaged Artex as the music room will have to be sealed
The grand piano will have to be moved out as the whole ceiling has to come down, ceiling and walls dried with dehumidifiers. Then we will have a new ceiling, new plaster coving, new redecoration, new rug.
What a to-do.......
